Foothills Mall (Arizona)

Foothills Mall was an indoor regional shopping mall located at 7401 N. La Cholla Boulevard in Tucson, Arizona, within the Casas Adobes area just northwest of central Tucson. The mall sat in a suburban setting, accessible via major local roads and near residential neighborhoods. Tucson itself is a desert city known for its warm climate and proximity to natural attractions like the Santa Catalina Mountains, but the mall was not near beaches or coastal areas. It was positioned to serve both local residents and visitors traveling through the region, with convenient access from highways and arterial roads.

Originally opened in 1982 as an upscale shopping center, Foothills Mall evolved over time into an outlet mall format. At its peak, it housed over 90 stores, including a mix of outlet and retail brands. The typical store mix included fashion retailers, footwear outlets, sportswear stores, and some home goods and luxury brand outlets. Anchor tenants historically included department stores such as Goldwater's, Levy's, and later Dillard's and Foley's, though these closed by the mid-1990s. The mall also featured entertainment options like an AMC Foothills 15 movie theater and dining venues, with approximately eight restaurants available. Services included ample parking and standard mall amenities, catering to shoppers’ convenience.

Despite a period of success as an outlet mall, Foothills Mall faced significant tenant losses after the opening of the Tucson Premium Outlets in nearby Marana in 2016, which drew many major brands away. Stores like Saks Fifth Avenue OFF 5TH, Old Navy Outlet, Hanes, and Nike Factory Store relocated, leading to a decline in occupancy. By the early 2020s, the mall had largely closed, with only a few businesses such as Barnes & Noble and the AMC theater remaining operational during a redevelopment phase. The mall was demolished in 2023 to make way for a new mixed-use development that will include retail, residential, office spaces, and entertainment venues, reflecting a shift in land use and retail trends.

Foothills Mall’s hours varied by store and service, but typical mall hours were generally from mid-morning to evening, with the AMC theater operating later. The mall’s location in a suburban Tucson area made it a convenient shopping destination for the region until its closure and redevelopment.
